Balanced Market, Trending Upward

The expression “balanced market, trending upward” is used constantly when talking about the York County, South Carolina, real estate market. What exactly does that mean?

When I look at our housing inventory, it is balanced with the consumption, meaning the sales of those properties. A “hot” market is about a 6-8 month inventory, and a very cold market would be one where we’d be looking at 24 months inventory.

In many markets with excessive new construction, the inventory will seem to be exceeding, somewhat, the demand. Construction can outpace consumption in my opinion.
